Make a through condition and inventory report and take complete photographs of the property to document the condition which we supply you with a copy on a compact disc. Prepare the property for rent based on above assessment and oversee any agreed repairs or maintenance the property may need. Market your property in local newspapers, list with Military Housing offices network, internet marketing, For Rent signs, and other media as may be needed for your particular property. Through screening of applicants to include full credit reports, verifications of income, employment, and previous rental references. Drafting and executing of lease agreements using standard California Association of Realtors forms along with any additional documents such as Pet Agreements, Military clauses, Lead base paint & Mold disclosures etc. We also supply you a complete copy of the lease with tenants for your records. Check in and check out of tenants. Monthly drive by exterior inspections and annual full inspections of the interior of the property with reports to owners with recomendations on any maintenance items found. Assess maintenance/repairs that arise and discuss with owner before taking any action. Oversee all maintenance & repairs to ensure properly done. Pay all agreed bills, mortgages, taxes, insurance, utilities, etc. Render computerized monthly itemized income and expense statements that show month to date and year to date income and expenses for ease in tracking same. Complete and file 1099 and any other forms as may be required. |
